• We are in discussions with multiple parties about providing mortgage loans. Due to recent changes in Mexican lending law, there are several major institutions entering the Mexican mortgage market which we can introduce to you.
  

• Not everyone can afford to pay cash for a dream home in Mexico. Fortunately for the rest of us, financing is now available. True, the rates and fees are higher than what you'd expect in the U.S. or Canada, but then real estate financing is a relatively new phenomenon in Mexico. What's important is that it extends the possibility of a second home in paradise to many who could not otherwise afford it.
  

• There are currently three U.S. institutions that have faith in the Mexican real estate market: Inland Mortgage, Collateral Mortgage, and Intermac. As in the U.S. and Canada, rates fluctuate with the market. Below we provide an example of purchase-money lending rates, terms, and conditions for the purchase of property in Mexico. Of course, each lender is different, so please check at the time of purchase.

• Three of the four lenders require title insurance through Stewart Title. Other fees may apply and depend on the lender you choose. Some will prequalify you at no cost. If at all possible, we recommended this before you make an offer on your chosen property.
